Ruislip Residents’ Association strongly opposes Lidl’s plans for a new supermarket on the site of The Orchard. We encourage all residents of Ruislip to complete the feedback form on the LB Hillingdon Planning website and to assist you in making an objection of your own on appropriate planning grounds, we have listed some of our problems with the plans as they stand, below.

Our suggested topics for objections
Conservation area
Harm to the character of the Conservation Area – the new building’s design, scale, form and footprint and bulk will not enhance the character, appearance or visual amenity of the Conservation Area.
Heritage
Loss of Heritage Assets – the historical significance of the spitfire memorial is enhanced by the presence of the Orchard and so its demolition would mean much of the context surrounding the memorial and its location would be lost.
Street Scene
The outlook from residents living opposite at 53 Ickenham Road, Fiveways and the listed White Bear Pub will be negatively impacted.
Loss of Landscaping
The proposed net loss of mature trees and landscaping would be detrimental to the character of the surrounding Conservation Area and visual amenity and would have a harmful impact on the ecological value and biodiversity of the site.
Parking
There are 72 car parking spaces adequate based on trip generation data? If not, overflow parking in nearby roads is a concern,
Highway Safety for Pedestrian and Cyclists
No new safe cycle and pedestrian route(s) across the White Bear roundabout or Ickenham Road have been proposed.
Impacts on road congestion
Cars slowing down to access the site, or stop to turn right into the site as well as vehicles turning right to exit the site will add to existing congestion and air pollution.
Bus stop
The proposed new location will be too close to the roundabout causing traffic behind to back up onto the roundabout and safety concerns for pedestrians crossing the road.
Servicing vehicles
To avoid conflict with customers using the shared car park delivery times cannot be at peak shopping times or overnight to avoid disturbing residents in Sharps Lane and Church Avenue
Environment /Ecological Issues
The development will have an adverse impact on valuable ecological features. It will not achieve a 10% Biodiversity Net Gain, but instead an estimated 30% net loss that is extremely concerning.
Drainage
An increased proportion of the site will be covered by buildings and carpark. It is unclear if sufficient mitigations are proposed to restrict surface water runoff impacting surrounding properties.
Impact on Businesses in Ruislip High Street
The impact of a Lidl on the outer edges of Ruislip might impact footfall to existing businesses in Ruislip High Steet, and smaller shopping centres on the bus routes in Ickenham and Ruislip Gardens.
