What is happening at 2 Midcroft in Ruislip?

Many residents have enquired about this site and complained about the ugly old petrol station structure.

Have your say on whether these amended proposals are acceptable: below is a 3D rendering of how they expect the block of 7 flats to look, followed by details of the history and more details of the current plans.

BACKGROUND

Since 2008 there have been six planning applications at this site.

The first was for a 60 bedroom hotel with 3 parking spaces – Ref 4918/APP/2008/805. The elevations that were proposed are shown below;

A local paper article Fury at plan for 60-bed site – MyLondon  summarised  “a 150-signature petition against the development was organised by the residents and handed to the council, as well as over 90 letters of objection”.

The proposals were recommended to be refused at North Planning Committee on 28th August 2008, but were withdrawn by the applicant prior to the North Planning Committee meeting as published in Town Crier October 2008 page 12.

Midcroft: the owner of the Murco filling station submitted an application for a four storey, 60 bedroom hotel. We joined with local residents in objecting to the proposal which was completely out of character with the area and would have had a detrimental impact on the adjacent business premises. We were pleased when Council officers recommended refusal and the owner withdrew the application. Town Crier October 2008 page 12

FIVE PLANS FOR FLATS have been submitted

  1. 4918/APP/2014/1274 for 14 flats, and office unit and underground parking. Refused on 20/11/2014. Appealed and Appeal Withdrawn 25/01/2016.
  2. 4918/APP/2018/738 for 9 flats.  Withdrawn 08/06/2018
  3. 4918/APP/2018/4227 for 9 flats.  Refused 22/03/2019
  4. 4918/APP/2021/71103 for 9 flats.  Refused on 16/07/2021. Appeal dismissed 01/03/2022.
  5. 4918/APP/2022/2303 was originally submitted 18/07/2022 for 7 flats.

Amendments to this fifth plan were submitted in June 2025. Residents may submit comments on the amended proposals by 18/07/2025.

The key change is that the proposed development will no longer be on stilts on the west side facing the rear of the shopping parade in the High Street. So the proposed footprint is narrower when facing Midcroft giving a wider space between the rear of Jebson House (above Esquires Coffee) and the proposed block.
