Q5 – Design of new buildings – Barn Hotel special meeting questions

This is one of eleven questions posed to the prospective developer for the plans at the former Barn Hotel at our special public meeting on 23 October 2024.

Written answer

The two houses either side of the footpath at the end of Garden Close are of a different design from all of the other houses facing into West End Road. What steps has the developer taken to align with the character of the surrounding houses and why are the new builds not using pitched roofs? How does the design of the new buildings incorporate sustainable features?

The Heritage & Townscape report (section 6) states: “The scale of this building reflects that of 1-36 Garden Close, and, as suggested by officers at pre-application stage, its proposed design reflects the urban block, thereby ‘completing’ it. In doing so, the proposed development contributes better definition and enhanced activity to the street line.”  The Gatehouse design therefore offers a Gateway in the literal sense for pedestrian access and also a conceptual sense for transitioning into a separate design character.

Most notable elements of Sustainability are:

  • Energy Efficiency – 73% reduction in regulated CO2 emmissions with air source heat pumps and PV panels
  • Overheating risks reduced within guidlines
  • Water efficiency ensured with 105 litres/person/day standard
  • SUDs as described above
  • Inclusive access with 90% of new build units achieving M4(2) and 10% M4(3) for wheelchair adaptability
