Existing neighbours immediately next to the new development have concerns about the proximity of construction, particularly in terms of privacy, sunlight, and potential overlooking, how has the developer addressed these concerns in the design and planning of the project?
To mitigate the risk of overlooking to the Eastern boundary, a combination of Oriel windows and opaque glazing has been proposed to prevent a direct line of site between proposed and existing habitable windows. The delivery of this can be specifically enforced through condition by the LPA.
Sunlight has been assessed by Anstey Horne in a detailed report. This demonstrates that 100% of the rooms assessed achieve the BRE guideline values for both annual and winter sunlight.
