New Flat Developments

22-28 Sharps Lane – letter sent to Council objecting to McCarthy & Stone application for 35 flats 

55-59 Pembroke Road – Application for 35 flats awaited

51-53 Kingsend – Daniel Family Homes are appealing against the Council’s refusal of their application to redevelop the site with 14 flats (2007/1454).  Comments on the application must be received at the Planning Inspectorate no later than 20/12/07.

53 Kingsend – Daniel Family Homes are also appealing against the refusal of their application for 9 flats (2007/2034).  Comment date is the same as above.

96 Park Ave – Application for a “quad” block of flats (houses) withdrawn.

2 Windmill Hill - Application for “quad” block of flats (houses) withdrawn.

Bishop Ramsey School

Taylor Wimpey have circulated to local residents revised proposals for the Lower School site prior to submitting an application for approval of reserved matters.

Planning Appeal

103 Park Ave – John attended the Appeal hearing at Civic Centre.  Applicant is appealing against refusal of pair semi detached houses to replace the bungalow adjacent to 1930’s listed houses.

Mobile Phone Masts

We recently reported the Council’s decision to lift their moratorium on the installation of masts on Council property.  The Council have now held their annual roll out meeting with telecoms operators and it appears there is a slow down in their development programmes and many of the proposed new sites will not be brought forward in the foreseeable future. 

The Council has recently added Telecommunications to the Planning section on their website.  Apart from showing general information on telecommunications planning in Hillingdon it will show the existing operational sites, those with planning consent and future proposals.

Local Development Framework (UDP Replacement)

John attended a progress seminar at Civic Centre.  The draft document is now in final stage and a further short public consultation is planned before presentation to Cabinet for approval.  The document is then open to public comment before consideration by an Inspector.  Officers expect final approval to the document by late 2008.

Planning Reform Bill

The Bill is now before Parliament.  Recent press reports indicate that following the consultation stage the Government is proposing to allow :

-          the possibility of public involvement at Independent Planning Commission hearings

-          relaxing the requirements for loft extensions.

New Flat Developments

22-28 Sharps Lane – An application by McCarthy & Stone to replace the existing houses with a part two part three storey building providing 35 sheltered apartments (2007/2730).  Local residents have raised concerns about the impact the development would have on their amenity, including change in character of the street, overlooking, insufficient parking, increase in traffic, etc.

The Association are supporting  local resident’s objections.

Ruislip Manor Library, Victoria Road – Conversion of existing Library to 9 flats and refurbishment of 3 existing flats (2007/2923).

RAF Lime Grove

Last month we reported the application for approval of reserved matters including details of design external appearance and landscaping for 385 dwellings (2007/2463).  This showed the original approved access on to Eastcote Road, which involved the installation of traffic lights.

This month there have been two further applications relating to the development.  These propose an alternative access to Eastcote Road :-

(a)    Details of reserved matters submitted, including design. external appearance and landscaping for 385 dwellings (2007/2954).  This shows the alternative access from Eastcote Road

(b)  Details of proposed new access road from Eastcote Road (2007/2954).

113A Victoria Road – Conversion of existing first & second floor 3 bed flat to two 1 bed flats (2007/2975)

325 Victoria Road – End of terrace 4 bed house (2007/2936).

Bury Wharf, Bury Street – Replacement of existing warehouse with new three storey office block (2007/3269).  The previous application for an identical building was recently withdrawn.  This application includes an Arboricultural Report and Ecology Survey.  Also drawings showing that the windows in neighbouring houses cannot be seen from the second floor windows.  The building will be occupied by pharmaceutical company Auden Mckenzie.

Church of Latter Day Saints, Ickenham Road – New spire, part rear extension, railings and gates and disabled parking (2007/3034)

4 Priory Close – detached 4 bed house (2007/2850)

153 High Street – Noise control measures in compliance with condition 4 of planning permission 2005/2662 (2007/3076).

Whiteheath Infant School, Ladygate Lane – L shaped extension to provide 3 additional classrooms (2007/3070).

The Laurels, 153 High Street – Noise attenuation measures to comply with an earlier condition.  We have alerted local residents and they are responding.

Appeals

103 Park Ave – The owner of the flat roof bungalow has appealed against the Council’s  refusal of their application to redevelop the site with a pair of semi detached houses.  A public hearing is to be held at Civic Centre on 21 November 2007.
